About PNW Snow Services
A Dedicated Snow Division, Backed by PNW Lawncare
PNW Snow Services is the commercial snow and ice management division of PNW Lawncare, locally owned and operated by brothers who have been working Inland Northwest properties since they were kids. The snow division exists for one reason: commercial properties need a winter contractor whose only job in winter is winter.
We work exclusively with HOAs, apartment and multi-family communities, retail centers, and business properties, and only under seasonal contracts. Your property is mapped, routed, and staffed before the first storm, crews respond around the clock, and the scope was agreed in writing before the season started.
Who We Serve
Commercial & Community Properties Only
We contract with associations, property managers, and owners , not individual homeowners, so every crew on our routes is focused on properties that have to be open, safe, and accountable all winter.

HOA & Residential Communities
Private streets, common walks, guest and amenity parking, and mail kiosks, contracted with the association, not individual homeowners.

Office & Commercial Properties
Visitor parking, entrances, and accessible routes cleared before employees and clients arrive, at a price ownership can forecast.

Learn MoreHow It Works
From Walkthrough to Spring Thaw
A seasonal contract removes the guesswork. Scope is decided in the fall, crews know the property before the first storm, and your records build from day one.
Site Walkthrough
We walk your property with you: lots, drive lanes, entrances, sidewalks, stairs, ADA routes, fire lanes, drains, and where snow can safely be stacked. Free, no obligation.
Seasonal Proposal & Contract
You get a written seasonal agreement with a site map, defined scope, trigger depths, service priorities, and pricing, so there's never a question about what's covered.
24/7 Monitoring & Dispatch
From the first forecast to the last thaw, we track weather and pavement temps around the clock. Crews pre-treat ahead of storms and are on-site before your property opens.
On Route All Season
Once you're under contract you're on the route for the whole winter: nothing to call in after a storm, and one point of contact for the property from the first forecast to the last thaw.

24/7 Storm Response
Cleared Before Your Property Opens
Residents leave for early shifts. Customers arrive at opening. Employees pull in at 7:30. Our monitoring runs around the clock through the season, crews pre-treat ahead of storms, and lots and walks are cleared and treated overnight, on weekends and holidays included, so the property is ready before anyone needs it.
Built for Freeze-Thaw
Ice Is the Liability. We Treat for It on Pavement Temperature.
Spokane winters melt by day and freeze by night. The walkway that was bare at noon is glazed by morning, and that's where most winter injuries and claims come from. Plowing alone doesn't address it.
Our crews read and record ground temperature at every visit, pre-treat priority surfaces before storms and freezes, and select de-icing products for the actual pavement conditions , then log the temperature, the product, and the areas treated on your report.

Our Work
On the Route

Snow Plowing
Commercial Lot Plowing
Parking lots, drive lanes, and private community roads plowed on trigger depth (overnight, before the property opens) across the Spokane area.

De-Icing
Overnight De-Icing
Liquid and granular de-icing of lots, drive lanes, and entrances at multi-family and commercial properties, applied on pavement temperature rather than on the forecast.

Sidewalk Clearing
Sidewalk & Entrance Clearing
Walkways, entrances, stairs, and accessible routes cleared and treated on the same visit as the lot.

Snow Removal & Hauling
Snow Removal & Hauling
Loader relocation and haul-off when stacked snow starts consuming stalls, sightlines, and drainage on commercial lots.

Seasonal Snow Management
HOA Community Streets
Private roads, common-area walks, and amenity parking serviced under community-wide seasonal contracts.

Snow & Ice Management
Snow & Ice Programs
Retail centers, office parks, and apartment communities kept open and safe all season under one snow and ice management contract.
Service Area
Serving the Greater Spokane Area
Routes run across Spokane County and into North Idaho: downtown Spokane and the South Hill, Spokane Valley and Liberty Lake, the North Side and Mead, Cheney and the West Plains, and across the state line into Coeur d'Alene and Post Falls. Routes are built around the properties under contract before the season, so capacity is limited, contract early.
